Drainage Problems and Solutions
Many properties are experiencing drainage problems because of insufficient planning at the beginning of construction or because of changes on or adjacent to the property.
Common problems we encounter including the following:
- Water seepage into the house during heavy rains
- Areas that stay wet over long periods
- Foundation movement due to poor drainage adjacent to the foundation
- Ground water seepage on the property
- Rooms built on old patio floors
- Sidewalks at wrong grade levels or shape
All of these problems can usually be corrected by proper remedial design and construction techniques, some of which are as follows:
- Swale
- French drain
- Underground drain pipe
- Surface water
- Ground water
- Sod cutter
- Retainer walls—used to redirect water flow
